What are the main differences between purchasing and leasing?
The most relevant differences between purchasing and leasing, is that
you or your estate preserves your hard earned capital. Purchasing a
condominium versus leasing is a different form of tenure that you may
choose from based on your individual preference.
What do the Condominium fees include?
The Condo fee covers the costs incurred to run the condominium corporation including building insurance, your utilities (individually controlled heating and air conditioning, hot water, the pro-rata share of maintaining common areas in the building, parking and locker maintenance).
Are there any other monthly costs?
Because you own your suite, you pay your telephone, cable TV, and annual property taxes. Hydro is metered separately in an effort to work together to conserve energy.
What services are available to Condo owners at your properties?
Condo owners will receive continental breakfast Monday to Friday, 8 meals per month, monthly housekeeping and flat linens (and laundry service of these) , emergency response with 24 hour on-site monitoring, use of amenities, social programs, shuttle bus service (where available) additional lunch and dinner served daily in our dining room, daily refreshments, and access to our Wellness Centre services and Programs (where available) as well as nursing consultation with professional staff.
What is the deposit schedule?
The initial deposit shall be Five Thousand Dollars ($5,000.00) and additional post dated deposit cheques are required over a period of 180 days equalling 15% of your purchase price.
What about a property management company?
Retirement Life Communities Consulting Inc. is the property manager who will represent the Condominium Corporation and has prepared the initial operating budget from which the monthly maintenance fees are determined. A Condominium Board of Directors will be elected from the Condominium owners. Condominium owners have the right to participate in decisions made with respect to their homes. Under Condominium legislation, each owner is a voting member of the Condominium Corporation.
